  • Can you hold a place before I apply?

    No, we do not hold places for anyone who has not applied.

  • Do I pay first month’s rent and last month’s rent with my security deposit?

    We ask for the first month's rent with a signed lease if you move in between the 1st and 18th of the month. After the 18th, we ask for the current month's prorated rent and the following full month's rent. You pay the security deposit immediately upon application acceptance. Both must be certified funds (i.e. cashier's check or money orders).

  • How old do you have to be to apply?

    You must be at least 18 years old to apply for a property.

  • Is the deposit refundable?

    The security deposit is refundable depending on the move out inspection at the end of the lease.

  • You have a property I want to rent. How do I apply?

    The easiest way to apply is simply by clicking on the home you are interested in on the Availability Page and then clicking the “Apply Online” button. 

  • How do I pay rent?

    Rent is payable online with an e-check, debit/credit card. You are also able to drop a check off at our office (please be sure that it is addressed to Blackwell Property Management).

  • I want to get a pet. What do I do?

    Contact the office to ensure your rental is a “pet friendly property” (meaning the owner allows pets at their property). If your rental is considered “pet friendly” you will need to fill out a pet application while also submitting a picture of the pet and current vet records, as well as an applicable fees. 

  • I want to move out, but my roommate wants to stay. What do I do?

    There are various scenarios where this can occur so it is best to call your property manager and explain your situation so that they can best advise you.

  • My lease expiration is coming and I want to move out. What do I do?

    West Virginia residents are required to give at least 30 days written (or email) notice for the date on which you intend to vacate. Virginia residents are required to provide at least 60 days written (or email) notice of the date on which you intend to vacate. These notices may also be submitted through your Tenant Portal. The office will send you a move out checklist. 


    On the last day of your lease please ensure all keys are returned to the office, and all garage door openers (if applicable) are left in the kitchen. The move out inspection will be conducted within 72 hours. Your security deposit disposition will be processed within 45 days of your lease end date. 

  • Who is responsible for paying for repairs & maintenance requests?

    Normal issues with any of the systems (HVAC, plumbing, electrics, roofing etc.) in the house are considered owner responsibility. However, if it is reported that a repair or maintenance request is the result of a tenant caused issue from our vendors, then it is considered tenant responsibility and the tenant will be charged.
